As an update to the Hokua condo statistics report, that I published last week, there was a new sale in the building today. This was an interesting sale, because unit #17E was the unit on the highest floor, listed at the lowest price, with one of the most desirable floor plans. The lowest priced unit in the building are on the 4th floor which only offers a tree top view of the ocean, but #17E has a lovely view. The unit was on the market for a mere 7 days and then was sold for $1,780,000 which is only 4.81% below the list price of $1,870,000. The transaction was all cash, so there was no financing required. Perhaps this may be a sign that quality and desirable properties are starting to move. This leaves two units that are currently under contract, but both are listed at less than $2 million.
