Many individuals, companies, and organizations wish to invest in Hawaii Real Estate.  After all, there is only so much land here and this limited commodity has appreciated greatly in our history.  For example, in 1987 the median single family home sales price was $190,200; in 1997 the median single family home price was $307,000; and, in 2007 the median single family home sales price was $643,500.  This is over a 300% increase in the past 20 years.  So it is no wonder that there are so many investors attracted to our real estate market.

When investing here there several factors to consider.  Those that invest in a single unit residential either a single family home or condominium unit and who finance part of the purchase generally have to put a minimum of 50% down in order to see a positive cash flow.  With multiple-unit residential it can be easier.  Also, one must keep in mind the costs that may be involved (this list may not include all of the costs):

  2. management fees
  3. lease rent (if it is a lease hold property)
  4. Maintenance fees
  5. general maintenance and property upkeep
  6. property taxes
  7. general accounting and tax preparation
  8. insurance (i.e. property coverage, liability coverage, etc.)
